Cooley Inks Move to State-of-the-Art Office in Washington, DC

April 24, 2025

Washington, DC – April 24, 2025 – Cooley has signed a lease to relocate its Washington, DC, office from the Warner Building to a state-of-the-art redesigned space at 725 12th St. NW. The firm plans to complete the relocation in late 2028. The new office will span 126,000 square feet of space across four floors, situated three blocks from the White House.

“Cooley has called DC home for more than 20 years, and our expansion in the capital city underscores our commitment to providing exceptional support to clients in this critical hub of policy and governance,” said Cooley partner and CEO Rachel Proffitt. “Our new space is reflective of our innovative culture and supports our continued growth while creating a more engaging experience for employees, clients and visitors.”

The DC office is the firm’s second largest globally by head count behind New York and includes a broad spectrum of the firm’s core practice areas.

“We are delighted to remain in the heart of DC’s central business district, moving only blocks away to a truly stunning new office location,” said Cullen Speckhart, partner in charge of the DC office. “This is a pivotal moment for our DC office as we continue to grow and reflect the dynamic and entrepreneurial energy of our innovative client base and people.”

The new location will provide the firm with a rooftop terrace, outdoor spaces and access to high-end restaurants and retail stores. This is Cooley’s third commitment at a BXP property, joining the firm’s offices at Reston Town Center in Reston, Virginia, and 3 Embarcadero Center in San Francisco.
